How to Apply for Tenant/PG Verification Online
The Uttarakhand Police portal describes Tenant/PG Verification as a CCTNS citizen service. The current process requires a portal account and login.
- Open the official Tenant/PG Verification page. Read the service instructions before proceeding.
- Register if you are a new user. Citizen Portal registration is a one-time activity. Existing users can directly log in.
- Log in and update your profile. The portal advises users to keep their profile current and upload the required photograph, identity proof and address proof.
- Open the Tenant/PG Verification request. Enter the mandatory personal, address, contact and tenant details carefully.
- Check all information before submission. The portal warns that a submitted request cannot be edited afterward.
- Submit the request. After successful submission, the system provides a Service Request Number and may send an SMS/email alert.
- Save the acknowledgement. Keep the system-generated print or electronic acknowledgement for future reference and status follow-up.

Tenant Verification and the Current Criminal Law
The earlier version of this guide referred to section 188 of the Indian Penal Code, 1860. The Bharatiya Nyaya Sanhita, 2023 (BNS) came into force on 1 July 2024. The corresponding current provision is section 223, BNS - Disobedience to order duly promulgated by public servant.
Section 223 does not make every tenancy, by itself, a criminal matter. Its application depends on a lawful order having been duly promulgated by a public servant who is legally empowered to issue it, knowledge of that order, and disobedience satisfying the statutory conditions. Accordingly, any statement that tenant verification is "compulsory" should be read subject to the specific order, notification or local direction currently in force for the relevant area.
The Bharatiya Nagarik Suraksha Sanhita, 2023 (BNSS), which also came into force on 1 July 2024, contains the current procedural framework for criminal proceedings and public-order measures.
Uttarakhand Tenancy Law
Landlords and tenants should also distinguish police verification from the civil law governing tenancy. The Uttarakhand Urban Development Department publishes the Uttarakhand Tenancy Act, 2021 in its official tenancy document section. Police verification and the rights or obligations arising from a tenancy agreement are related but legally distinct matters.
