Learn how landlords and paying guest accommodation operators can submit tenant or PG information to Jammu and Kashmir Police through the official citizen services portal, what information to prepare, and how to follow up on a request.

What is police tenant and PG verification?

Tenant verification is the process of furnishing details of a person occupying rented accommodation to the police for verification according to the applicable local procedure. PG verification concerns paying guests living in a hostel, guest house or similar accommodation. The landlord or accommodation operator may be required to provide information about the occupant and the property.

Police verification is distinct from executing or registering a rent agreement. Submission of a request does not itself establish that the police have completed verification or issued a clearance certificate.

How to apply for Jammu and Kashmir Police tenant verification online

1. Open the official portal. Visit Jammu and Kashmir Police eServices or the citizen login page.
2. Create a citizen account if necessary. Existing users can sign in with their username, password and the required security verification. New users should follow the current registration or sign-up instructions. The older portal provided a citizen registration link; use the portal homepage if that route changes.
3. Complete citizen registration. Supply the requested name, contact number, email, identity information, date of birth or age, present and permanent addresses, and login credentials as applicable. Complete OTP verification if prompted.
4. Choose the correct service. After signing in, locate Tenant Verification or Tenant / PG Verification, depending on the accommodation and the available options.
5. Enter the owner and occupant details. Complete the fields for the landlord or owner, tenant or paying guest, property address, identification and contact information. Add previous address and occupancy details where requested.
6. Attach supporting documents. Upload clear copies of documents requested by the portal, such as identity and address proof, photograph, occupancy details or rent agreement, if applicable. Do not upload unnecessary sensitive documents.
7. Review and submit. Check spellings, dates, mobile numbers and the jurisdictional police station. Submit the request and retain any application number or acknowledgement.
8. Track or follow up. Use the portal's available status facility or contact the relevant police station. If an online submission is not available, ask the police station about the current offline procedure.

Information and documents to keep ready

• Landlord or property manager's name, mobile number and address.
• Tenant or paying guest's full name, date of birth or age, mobile number and identity details.
• Current rented premises address, permanent address and, where required, previous address.
• Occupancy commencement date and nature or purpose of stay.
• Photographs, identity and address documents, and rent or PG agreement, where requested by the police.
• Details of family members or other occupants, if required by the form.

Legal position and landlord responsibilities

Tenant reporting obligations in Jammu and Kashmir may arise from district-specific orders or lawful directions issued by competent authorities. There is no basis to assume that a single uniform deadline or penalty applies to every tenancy throughout the Union Territory. Landlords should check the latest order applicable to the district and police station where the premises are situated.

Section 163 of the Bharatiya Nagarik Suraksha Sanhita, 2023 (BNSS) empowers specified Executive Magistrates, subject to statutory conditions, to issue written orders in urgent cases of nuisance or apprehended danger. Where a valid local order concerning tenant reporting is issued under this provision, its actual terms and territorial scope must be examined. Non-compliance may have consequences under the applicable law, including, where its ingredients are satisfied, Section 223 of the Bharatiya Nyaya Sanhita, 2023 (BNS), dealing with disobedience of an order duly promulgated by a public servant.

These provisions do not mean that every failure to complete an online form automatically constitutes an offence. The existence, validity and applicability of the particular direction matter.

How to check verification status

Keep the application reference, submission date and registered mobile number. Sign in to the official citizen portal and look for a status or application-tracking option. If no tracking function is displayed for the selected service, contact the concerned police station or the portal support team. An acknowledgement is evidence of submission, not necessarily evidence of a completed background check.
