Important legal points before using a receipt
For immovable property, Section 54 of the Transfer of Property Act, 1882 provides that a sale is a transfer of ownership for a price and, for the class of property covered by that provision, the transfer is made by a registered instrument. Compulsory registration of specified instruments is also governed by Section 17 of the Registration Act, 1908.
For a motor vehicle, a private payment receipt should be used together with the prescribed transfer-of-ownership procedure. The official Parivahan process uses the applicable statutory forms, including Form 29 and Form 30, along with supporting documents required by the registering authority.

Frequently Asked Questions
Does a receipt of payment transfer ownership of immovable property?
No. A receipt primarily acknowledges payment. The legally required instrument and registration formalities for transfer of immovable property must still be completed.
Is a receipt enough to transfer a motor vehicle?
No. It is useful evidence of payment, but the prescribed transfer-of-ownership application and supporting documents must also be completed with the registering authority.
What should be recorded in a payment receipt?
Record the parties' names, amount in figures and words, payment mode and reference, date, purpose of payment, adequate identification of the property/vehicle/asset, whether the payment is full or partial, and the recipient's signature.
